Twenty Years in Private Service: The Experience Behind Coastal Peace of Mind

By Elle Flannery, Founder of Coastal Peace of Mind

I began working in estate management twenty years ago, earning the trust of homeowners with exceptionally discerning standards. From private residences in Las Vegas to an expansive estate on Peppertree Lane and a castle in Europe, my career has taught me how much knowledge, judgment and care it takes to manage a home well.

The details matter because the consequences matter. A damaged surface, an overlooked maintenance issue, or a poorly prepared contractor visit can create problems that are expensive, disruptive and sometimes impossible to fully undo.

That understanding is at the heart of Coastal Peace of Mind.

Where I Learned the Standards of Private Service

My start in private service brought me to Three Turnberry Place in Las Vegas, Nevada, where I worked in the homes of several residents. My responsibilities grew to include managing four homes, overseeing a principal’s collection of fifteen cars, and coordinating records, maintenance tracking and expenses for his private jet.

This work required meticulous organization and the ability to anticipate needs across multiple properties and valuable assets. Maintenance schedules, service histories, expenses and personal preferences all needed to be accounted for.

I learned early that trust is earned through consistent follow-through and through knowing when to act independently and when to ask.

Managing a Five-Acre Estate

I later managed an approximately 11,000-square-foot residence on Peppertree Lane, set on five acres of meticulously manicured grounds. The property included an indoor-outdoor pond and stream, an orchard, a saltwater swimming pool and basketball/tennis court.

I managed payroll and scheduling for approximately twelve household staff members, including two full-time landscapers. I also managed the landscapers priorities and the family’s beach house.

Alongside my responsibilities in the principals’ private home, I spent two days each week working as executive assistant to the CEO of the company founded by one of the principals.

Moving between the household and corporate environments sharpened my ability to prioritize, communicate clearly and maintain discretion. Each setting had its own demands and both required reliable judgment.

During those years, I developed a deep appreciation for the intricacies of private service: understanding a family’s routines, recognizing what needs attention before it becomes a request and respecting the boundaries that come with working inside someone’s home.

Expertise Shows Up Before Something Goes Wrong

Many people are drawn to estate management because they are organized and enjoy caring for beautiful homes. Those qualities are valuable, but the work requires substantial practical knowledge.

Fine stone, specialty finishes, delicate textiles, custom cabinetry and valuable furnishings all have specific care requirements. An estate manager needs to understand those requirements and recognize when specialist guidance is necessary.

Even something as ordinary as contractor parking deserves attention. Where should a service vehicle park? Could an oil leak stain a difficult-to-replace cobblestone driveway? How will equipment enter the residence? What needs to be protected along the route?

Before work begins, I consider the surfaces, furnishings and belongings that could be affected. Floors, corners, adjacent furniture and access routes may all need protection. Dust containment, equipment placement and cleanup expectations should be addressed beforehand.

Protecting the people working in the home and protecting the home itself are foundational responsibilities of estate management.

That means planning carefully, identifying foreseeable risks and bringing in appropriately qualified professionals. It also means following through while the work is underway.

Financial Stewardship Requires Judgment

Managing a valuable property also means being thoughtful about how its owners’ money is spent.

When a scope can be described clearly, I seek preliminary pricing by phone or in writing before arranging a site visit. That helps establish a baseline based on the work required, rather than allowing the appearance of the property to set the tone for the price.

For complex repairs, renovations, or work involving concealed conditions, an onsite assessment is essential. The skill lies in knowing which approach is appropriate, providing comparable scopes and asking enough questions to understand what each proposal includes.

A low bid has little value if it leaves out necessary preparation, protection or qualified labor. I look for fair pricing, clear expectations and work that will hold up.

The Systems Behind a Well-Run Home

I am the estate manager who keeps makes, models and serial numbers in an Excel spreadsheet.

Those records make it easier to arrange service, identify replacement parts, check warranties and give contractors accurate information without repeatedly disrupting the household.

I also keep applicable contractor licenses and liability insurance documentation on file, with expiration dates entered into my calendar so I know when to request updated copies.

These are quiet administrative habits, but they make a meaningful difference. A well-run home depends on preventative maintenance schedules, reliable records and consistent follow-through as much as it depends on attentive service.

Ownership, Renovations and Private Service in Europe

After working for these families, I owned and operated my own Airbnb properties, earning five-star host ratings. Being both the owner and the operator gave me another perspective on maintenance costs, guest expectations, presentation and the importance of addressing problems promptly.

I have also designed and managed multiple remodels in the United States and overseas. That experience strengthened my understanding of materials, contractor coordination, sequencing and the practical decisions that connect a design concept to a finished space.

Later, I moved to Europe and worked for an international diplomat in a castle. My experience in Austria exposed me to exacting expectations around workmanship, safety and the care of distinctive properties.

Working across different countries and environments broadened my judgment and reinforced the importance of learning the requirements of each property rather than assuming one approach works everywhere.

A New Chapter, Built on Experience

Coastal Peace of Mind represents a new chapter in my life and business, built on the standards I have developed over twenty years.

As I relaunch this work, I am offering introductory estate management rates for a limited time. I am also accepting a limited number of ongoing clients so I can maintain the attention, responsiveness and standards of excellence that each relationship deserves.

I know how much trust it takes to welcome someone into your home and give them responsibility for the people, property and belongings you value. My work begins with respecting that trust and continues through the details, every day.
